DePaul Real Estate Advisors, a Denver commercial real estate company, is pleased to announce the sale of a single-tenant net leased investment property in northern Colorado. An out-of-state buyer purchased the Boot Barn store on Hwy 34 in Greeley, Colorado.  The property had a long term NNN lease providing dependable passive cash flow and minimal management by the new owner.  The property is situated with frontage on Highway 34 and 23rd Avenue and provides its tenant with excellent visibility and significant drive-by exposure.  Highway 34 is the main east-west traffic artery in Northern Colorado and serves as the main traffic thoroughfare servicing the cities of Greeley and Loveland and Northern Colorado’s Niobrara oil formation.

Matthew Watson with DePaul Real Estate Advisors represented the landlord, VP Investments, LLC, with securing a new lease with Sunshine Sweepstakes, Inc. d/b/a Fun City  at the Shoppes at Parker Commons Shopping Center located at the southwest corner of South Parker Road and Yale Avenue in Aurora, Colorado.  Shoppes at Parker Commons is a busy and highly visible retail center located on the border between southeast Aurora, Centennial and Denver.  The subject property benefits from a strong daytime employment population with over 1,200 businesses and 1.7 million square feet of office space within walking distance.  
 
Fun City, an internet café, will occupy approximately 2,489 square feet.  With the new lease, this brings the shopping center to 100 percent occupancy.  This will be the tenant’s second retail location.

RECENTLY CLOSED LEASING TRANSACTIONS
Matthew Watson with DePaul Real Estate Advisors has recently closed on a number of lease transactions.

The most recent transaction was at Lincoln Center located at 12501 & 12509 East Lincoln Avenue in Meridian, Colorado.  Mr. Watson has finalized a lease with Competitive Edge Mixed Martial Arts, which will occupy approximately 1,500 square feet at the Class “A” retail center.  This will be the tenant’s second retail location.  

With the new lease, this brings the shopping center to 87 percent occupied, leaving one 2,200 square foot space available.  Other tenants at the center include Wells Fargo, Caribou Coffee, Parry’s Pizza, Lincoln Center Dentistry, Venus Nails & Spa, Rudi’s Deli, Canvas Corkscrews, Creative Spirts, and State Farm Insurance.
