JUST CLOSED - BURLINGTON COAT FACTORY at CITADEL MALL
An out-of-state buyer purchased the Burlington Coat Factory store in Colorado Springs, Colorado. The property was constructed in 1971 and renovated in 2006.  The subject property is located in The Citadel Mall, a two-level, 1.1 million square foot enclosed super regional mall anchored by JCPenny, Dillard's, Sportsman's Warehouse, Babies "R" Us, and Barnes & Noble along with others.

The subject property consists of one commercial retail building totaling approximately 99,703 square feet situated on approximately 7.29 acres.  The property was 100% occupied at the time of the sale.  Burlington Coat Factory, which operates the industry's 15th largest seller of home textiles, luxury linens, filed papers on July 7, 2013 to raise up to $175 million in an IPO or initial public offering.  Burlington operates 503 stores.

JUST CLOSED - SHOPPES AT PARKER COMMONS, AURORA, CO
Paul DeCrescentis and Jarod Pate are pleased to announce the sale of Shoppes at Parker Commons.  A Colorado-based investor purchased the shopping center, located at 2701 - 2787 South Parker Road in Aurora, Colorado.  

The subject property consists of two commercial retail buildings totaling 32,138 square feet and is situated on 2.56 acres located at the southwest corner of South Parker Road and Yale Avenue, in Aurora, Colorado.  This is a prominent retail corridor in a great location very close to a range of retail amenities and less than a mile from one of Denver's busiest park-n-ride locations, over 1,200 businesses and 1.7 million square feet of office space within walking distance of the subject.  The anchor tenant in the center is H-Mart, a high-volume specialty grocery store with a regional draw.  H-Mart was not included as part of the sale.  The seller, a Greenwood Village-based development company, had recently made extensive investments in the property including parking, landscaping, roof and HVAC upgrades.  The center was 92% leased at the time of the sale.
