DePaul Real Estate Advisors, a Denver commercial real estate company, is pleased to announce the sale of a multi-tenant, net-leased investment property. A local investor purchased the 96,100-rentable-square-foot, grocery-anchored retail center located at the southwest corner of East Hampden Avenue and South Chambers Road in Aurora, Colorado. The purchase price was $13,000,000 or $135 per square foot.

The property has a strong rental history and has consistently maintained higher-than-average occupancy numbers within the Southeast Suburban market. The center is anchored by Natural Grocers by Vitamin Cottage Natural Grocers, Powerhouse Gym, and Dry Dock Brewing and was 98% occupied at the time of the sale. Additionally, the property benefits from an excellent daytime population and the nearby established residential neighborhoods.Â

DePaul Real Estate Advisors also arranged the financing of Hampden Villa Shopping Center. The non-recourse loan was 2-years interest only, 10-year term, with a fixed interest rate of approximately 4.5%.
