SUCCESSFUL COMPLETION OF BUYER’S 1031 EXCHANGE


COMMERCE CITY CO, November 1, 2016—DePaul Real Estate Advisors is pleased to announce the sale of a 21,000 square-foot, multi-tenant industrial warehouse building located along East 76th Avenue in Commerce City, Colorado, for $1,900,000. The value-add investment property, 93% occupied, was the completion of the Buyer’s 1031 Exchange. Jarod Pate represented the Buyer of the property, while Stephen Jensen of Northern Colorado Real Estate represented the Seller.

Commerce City is a rapidly growing area located in Adams County, Colorado and is part of the larger Denver Metropolitan Statistical Area (MSA). Commerce City is unique because of its proximity to both the Denver metro area and the Denver International Airport (DEN).
The city’s economy has a strong industrial base. One of its advantages is the availability of land to provide viable sites for potential business expansion and relocation opportunities. Along the eastern boundary is E-470, a toll road that parallels the east side of the Denver metro area, from I-25 and C-470 and has immediate proximity to DEN – the nation’s fifth busiest airport.
